We are currently seeking an experienced Development Manager to oversee the execution of our newest ground-up development located off I-95 / Hwy. 21 and Newport Blvd in Port Wentworth, Georgia. This project consists of 336-units, spread between 6 residential buildings and includes an amenity clubhouse and leasing center, 7 private garages, as well as a maintenance building and other site amenities including a dog park and sport courts over nearly 17 acres. The project is planned for a May 2025 close and start of construction.

The position will report to the Vice President of Design and Construction in Chicago and be responsible for these essential duties:

  • Project Planning and Execution: Manage the administration, changes, and payments of all third-party consulting agreements. Develop and manage project schedules, budgets, and scopes of work to ensure successful execution of development projects. Coordinate planning, budgeting, scheduling, design, and construction of assigned projects.
  • Budget Management: Lead the preparation and maintenance of project budgets, including oversight of cost estimates, tracking expenses, and managing change orders. Determine required resources and prioritize work according to the development schedule and impact on the capitalized budget.
  • Contract Administration: Negotiate, review, and manage contracts with contractors, consultants, and vendors to ensure adherence to project requirements.
  • Stakeholder Coordination: Serve as the primary point of contact for project stakeholders, including architects, engineers, contractors, government officials, and investors. Attend regular OAC and other meetings requiring ownership representation, providing follow-up and work product while keeping owners’ interests in mind. Facilitate the flow of project information with external parties, including design teams, consultants, contractors, investment partners, and jurisdictional authorities.
  • Permitting and Compliance: Ensure all required permits, licenses, and regulatory approvals are obtained and maintained throughout the project lifecycle.
  • Risk Management: Identify potential risks and implement mitigation strategies to minimize project disruptions. Organize and oversee the preparation of cost estimates and risk assessments.
  • Construction Oversight: Monitor construction activities to ensure quality, safety, and adherence to project plans and specifications. Conduct regular site visits to track progress and address any issues. Manage the working relationship between the General Contractor and the Architect of Record to ensure both parties meet their obligations.
  • Reporting and Documentation: Prepare and present regular project updates to senior management, stakeholders, and investors. Maintain accurate records of all project-related activities. Assemble and manage owner monthly draw requests and required monthly reports.
  • Team Collaboration: Work closely with internal teams, including asset management, leasing, and finance, to align project goals and timelines with broader organizational objectives. Coordinate initial tenant move-ins and building handovers from the general contractor. Liaise with Golub senior management and representatives of project stakeholders such as investors, lenders, community members, and neighbors.
Qualified candidates will have a bachelor’s degree plus a minimum 5 years of related multifamily experience, preferably in the construction or architecture industry. Experience with a developer and budget / draw management is a plus. Must possess strong understanding of design and construction processes as well as good oral and written communication skills.  Must be an organized multi-tasker with a commitment to quality, accuracy, and promptness.  Advanced proficiency using the current Microsoft Office Suite and Microsoft Project, or other budget management and scheduling software is required.


Salary range for this position is $150,000 - $180,000 with the potential for a discretionary year-end bonus.
